South Tenerife Property Prices: What the Numbers Say Right Now
Asking prices across the south of Tenerife have continued to climb. Year on year, every area we track has seen increases somewhere between 5% and 8.6%. That’s a consistent upward trend, and it’s showing no signs of reversing.
Month on month, things are a little more nuanced. Arona saw a small dip of 1.4% in April, while Costa Adeje nudged up 0.7%. The rest held pretty much flat. Nothing dramatic either way.
What’s actually for sale right now
At the time of this snapshot, there were 9,340 properties listed for sale across Tenerife. Here’s how the key areas break down:
Arona had 1,812 properties on the market, with an average asking price of €4,311 per square metre. Within that, Los Cristianos alone accounted for 585 of those listings at just over €5,000 per square metre.
Adeje had 2,244 properties for sale at an average of €5,115 per square metre. The Las Américas side of Adeje was notably higher, with 263 properties averaging €6,538 per square metre. That’s a significant premium, and it reflects what buyers are willing to pay for that particular stretch of coastline.
Costa Adeje as a whole showed 1,376 properties with an average asking price of €5,654 per square metre.
A quick note on asking prices
These are asking prices, not sales prices. There’s always a gap between the two, and in some parts of the market that gap is wider than others. What these figures do tell you is the general direction of travel and how different areas stack up against each other.
The spread between Arona and the higher-end parts of Adeje is significant. If you’re buying purely on budget, Arona still offers more for your money. If you’re buying with an eye on resale or rental yield in a premium location, Adeje commands the numbers to match.
