
If you’ve ever wandered between Fañabé and San Eugenio and wondered what the area in-between is called, that’s Torviscas. Technically part of Costa Adeje, it splits into two halves: Torviscas Alto up the hill, and Torviscas Bajo closer to the beach.

Torviscas offers quite a mixed bag.

In Torviscas Bajo you’ll find:

- Some commercial and tourist-use-only units, so do check title deeds carefully
Typical prices in Bajo:
- One-bedroom apartments: from approximately €250,000
- Two-bedroom apartments with good views or proximity to the sea: from around €450,000 and up
Torviscas Alto is more residential.

Expect:
- Modern apartments with panoramic views
- Townhouses in gated communities
- Villas with pools and multi-level terraces
Typical prices in Alto:
- Entry-level apartments: from approximately €270,000
- Larger villas: often priced well over €1,000,000, depending on size and location

Pros and Cons of the Area
Pros:
- Excellent location between Fañabé and San Eugenio
- Good mix of short-stay tourism and residential living
- Decent returns for holiday lets (if tourist licence compliant)
- Walkable to beaches, shops, and nightlife in Bajo
- Alto has that peaceful, elevated view people love
Cons:
- Traffic and parking can be a pain, especially in Bajo
- Parts of Alto are quite steep, which isn’t ideal if mobility’s a concern
- Some buildings show their age; not every complex is well-managed
Transport, Shopping & Daily Life
You’re well served in Torviscas. Buses run frequently down Avenida de España, and taxis are easy to find.
There’s a large Mercadona and a decent selection of shops around CC Gran Sur and X-Sur. Gyms, cafés, dentists, English-speaking services and all available within a few minutes.
For families, there are international schools within a 10–15 minute drive.
Local Quirks, Crowds & Cultural Differences
Torviscas attracts a real mix. You’ll meet:
- British second-home owners who’ve been coming for decades
- Eastern European families making it their full-time base
- Scandinavian snowbirds enjoying the winter sun
It’s busy year-round, though not quite as hectic as Las Américas. That said, don’t expect it to be a quiet village either, particularly in Bajo.
One local quirk is the street naming system in Torviscas Alto, many are named after Spanish regions, so don’t be surprised if your delivery guy is lost somewhere between Asturias and Galicia !!
Whether you’re buying a second home, moving over with your family, or planning a more laid-back retirement, Torviscas offers convenience, elevation, and variety.
Just do your due diligence. And if you’re looking at something in a tourist-only complex, triple-check the usage status before signing anything.
