Tenerife Town Guides – Everything You Need to Know (2025)

If you’re thinking about buying a property in the south of Tenerife, the first big question is often: Where exactly should I look?

It might sound simple enough, but when you’re not on the ground (or even if you are), the local differences between places like Las Américas, Los Cristianos or La Caleta can be surprisingly big. Each area has its own feel, its own crowd, and its own quirks.

So, to help cut through the noise, I’ve put together a full series of Tenerife Town Guides. These go deep on each of the key areas that most international buyers tend to consider.

And this page?

Think of it as your starting point.

Why These Areas?

This guide focuses on the southern coastal zone…from Bahía del Duque all the way across to Los Cristianos. That stretch is popular for a reason:

  • The best year-round weather (less cloud, more sun)
  • Established property markets
  • International schools, shops and services
  • Great beaches, golf, gyms and cafés

Whether you’re thinking of relocating, buying a holiday home, or investing in a rental … This is likely where you’ll end up looking.

Let me give you a flavour of what each area is known for, then you can choose from the list below and click through to the full guide for more local detail.

Quick Overview of the Key Areas

Costa Adeje

One of the most in-demand zones on the island. It’s a bit of a catch-all name that includes areas like El Duque, Fañabé, Torviscas and San Eugenio.

Expect modern apartments, sea-view villas and well-kept infrastructure. Very popular with British and Belgian buyers.

Los Cristianos

More lived-in, more local, and with bags of character. The old harbour town has grown into a busy spot with a mix of residential blocks, short-let apartments and classic holiday complexes. Great for people who want to walk everywhere.

La Caleta

A small, classy enclave tucked between the mountains and the sea. It’s got a more chilled vibe, and the property here doesn’t come cheap. Think luxury new-builds, sea-view restaurants and a slower pace of life…yes, even slower than most areas here.

Las Américas

The original resort town, now having something of a comeback. Lower prices than Costa Adeje, lots of nightlife and energy, plus a growing number of buyers seeing the value in potential renovation projects and short-term lets.

Bahía del Duque

This is one of the high-end bits of Costa Adeje, centred around the famous hotel. Homes here tend to be luxury-focused, well-maintained and obviously come at a price. Close to the beach, designer shops, and a good number of 5 star resorts in the area.

Who Are These Guides For?

They’re written for real people, not just to pad out a  website:

  • British and European buyers looking for second homes
  • Families considering a move
  • Remote workers curious about living here long term
  • Retirees looking for peace, sun and low-maintenance living

No fluff. No sales patter. Just real, practical info based on what it’s actually like to live, buy or spend time in these areas.

Each guide includes:

  • Property types and typical prices
  • Pros and cons of the area
  • Transport, shopping and daily life
  • Local quirks, crowds and cultural differences

Why Location Matters More Than You Think

You can have the best apartment in Tenerife, but if it’s in the wrong spot for you, it won’t feel like a win.

Some buyers want to be in the heart of it all. Others are after peace and privacy. Some don’t mind hills, while others need everything on the flat. That’s why the “feel” of an area matters so much more than the estate agent blurb.

So don’t just fall for the photos. Use these guides to get a real sense of the places you’re browsing online. You might be surprised which ones end up on your shortlist.

Trust Your Gut (But Do Your Homework)

People often ask me: “Where’s the best place to buy in Tenerife?” Truth is, there’s no single answer. What’s perfect for one person could be totally wrong for another.

The key is to narrow it down based on your lifestyle, budget and goals. Hopefully, these guides will give you the insight you need to do just that.

Cheers for now.
